A recent report by the UK Warehousing Association (conducted by Savills) has shown an incredible growth in the UK logistics market.
The figures are astonishing with warehousing space in the UK nearing 700m sq ft.
Many will point to the pandemic as the catalyst for this growth. This is, of course, true but prior to March 2020 demand was still outstripping supply.
The on-line boom in the years leading up to 2020 was the real catalyst as a structural shift in our economy caused our high streets to dwindle and on-line retailing to boom.
For many years I have considered warehousing to be a critical piece of UK infrastructure. What would we all do if we were unable to order that “essential" item late on Thursday, only for it to arrive on a Friday. This latest report is further evidence of this.
Since 2015, the sector has witnessed a remarkable 61% growth, with total warehousing space nearing the 700 million sq ft mark. Furthermore, the development of warehouses exceeding 1 million sq ft has surged by an astonishing 345% over the past decade, paralleled by an 813% increase in occupancy by online retailers
