Last week the Better Building Partnership launched its latest iteration of the Green Lease Toolkit.
It was first produced in 2008 and is one of the BBP's most utilized tools. In the 16 years that it has been used it has enabled market transformation, improved professional understanding and developed common industry approaches.
With key stakeholders such as British Land, GPE, Grosvenor and the Crown Estate behind it, it is to be taken seriously.
The tool kit breaks down into helpful topics such as heads of terms guidance, green lease clause and engagement. The essentials, in particular, focus on 10 core areas, namely:
- Cooperation
- Building Management/Sustainability Group
- Sustainable Use
- Data Sharing & Metering
- Landlord's right to do works
- Tenant's Alterations
- EPC's
- Waste
- Re-instatement
- Renewable Energy
Each core area is a focus for both landlords and tenants but increasingly we are seeing a focus on data sharing. Landlords and tenants are each increasing interested in bench marking the performance of buildings and this can only be done with cooperation (core area 1) between the parties. Being able to demonstrate and objectively measure a building's green credentials through data is key in a modern landlord and tenant relationship and this new tool kit will help to achieve this.
Whilst a green lease in simple terms is the legal agreement in a transactional relationship, when seen as part of a wider owner-occupier engagement strategy it can be a powerful tool, unlocking the potential for positive and open dialogue and helping to transform the environmental and social impact of a building.
